The Situation
A commercial developer was hired to build a shop on a steep piece of ground in Salem. The parcel had no buildable flat pad, and grading alone wasn't going to create one. The only way to get a pad large enough for the shop was a terraced retaining wall system stepping up the slope.
The Design
The developer brought the design to PacWest ready to build. Our job was execution: take the finished plans and put them in the ground.
The complication was in the ground itself. The cut was full of large boulders, and all of them had to be excavated to make room for the wall.
The Build
The developer contracted the project to PacWest. We ran the excavation, pulled the rock, and built 2,400 square feet of Ultra Block terraced wall.
Weather was the other deadline. Once Pacific Northwest weather sets in, a steep site like this one becomes impossible to work. PacWest completed the project in a timely manner, before the window closed.
The Result
The developer got a level building pad on ground that didn't have one, delivered before the weather shut the site down. The shop build could move forward on schedule.
For a developer, that's the whole job: a sub that takes finished plans, deals with what the ground throws at it, and delivers on time.
